NY REIT sells first office property since liquidation for $135M Property was renovated by the new owners in 2012

New York REIT has sold an office condo at 50 Varick Street for $135 million, the first deal to close since the company started liquidating.

Italian real estate firm Est4te Four purchased the 150,000-square-foot unit, which spans the fifth through seventh floors of the building, representatives for the real estate investment trust confirmed. Est4te actually led the renovation of the Tribeca building in 2012, converting the condo portion of the building into studio spaces for U.K.-based Spring Studios. Est4te purchased a $12 million stake in the building in 2010.

Representatives for Est4te did not immediately return a call see爱上海同城 爱上海king comment.

NYRT was represented by Cushman Wakefield s Adam Spies, Doug Harmon, Kevin Donner and Adam Doneger.

The sale nets the company $49.1 million, since th新爱上海同城对对碰论坛 上海同城对对碰交友社区e property was pa爱上海 爱上海同城手机版rt of collateral on $760 million in financing. As a result of the sale, NYRT paid $78.1 million debt, as required by the loans.

The REIT announced in December that it would begin liquidating its office properties. The sale is the first announced since the REIT s board na上海千花网 爱上海同城对对碰med former Vornado Realty Trust executive Wendy Silverstein the company s new CEO. In the years leading up to the leadership shake-up, the REIT was dogged by shareholder disputes, lackluster returns and a scandal involving the company s former affiliate, American Realty Capital Partners. Silverstein is charged with shedding 4.4 million square feet of office space in deals that are expected to net company shareholders $1.55 billion. She s said that she expects liquidation to be complete by the first quarter of 2018.

In June, the company bought the remaining 51 percent stake in One Worldwide Plaza, a 1.8-million-square-foot office tower. The next month, reports surfaced that SL Green Realty and RXR Realty were the favored bidders on the building, after offering $1.7 billion.

Cushman is also marketing the REIT s West Side Collection, Which Includes 256 West 38th Street, 229 West 36th Street, 218 West 18th Street and 245 West 17th Street.

Est4te s plans for the Tribeca building were not immediately clear. The firm recently abandoned plans for a $400 million, 1.2 million-square-foot mega-development in Red Hook. The company struggled to find financing for the project and decided to instead sell the six-building site to Sitex for $110 million.

The Hilton at Grand Central hits the market The 300-room hotel is worth about $75M: report

Lone Star Funds is shopping a 300-room Hilton hotel sandwiched between Grand Central and the United Nations on East 42nd Street.

Bids for the hotel, located at 304 East 42nd Street, are expected to reach $75 million, sources told Real Estate Alert.

Dallas-based Lone Star Funds acquired the hotel, as part of a $5 billion deal for an Anglo Irish Bank portfolio of sub- and上海龙凤论坛sh1f 上海龙凤论坛 non-performing loans阿拉爱上海同城 爱上海龙凤419桑拿 back in 2011. It is unclear if Lone Star now owns the property, REA reported. It’s possible th新上海贵族宝贝论坛 上海贵族宝贝交流区at the borrower has agreed to surrender the deed in lieu of foreclosure.

The Rhode Island-based Procaccianti Group paid $109 million for the property, formally known as the Tudor Hotel, in 2007.  It was then renovated and Hilton took over the management and operations. It then suffered through the recession.

The federal Opportunity Zones program has drawn increasing int上海夜网 阿爱上海同城erest — despite limited details on its rules — from real estate investors and developers who have launched funds to take advantage of the expected incentives.

Since the program was created late last year, the governm爱上海同城论坛 爱上海同城ent has been promising more上海千花网龙凤论坛 上海千花社区 guidance.

The wait may soon be over. Greater details are expected to be released by month s end, according to South Carolina Sen. Tim Scott, who helped push the program into President Trump’s tax overhaul plan. Bloomberg first reported the news.

The Opportunity Zones program provides tax incentives to developers and investors who invest in historically distressed neighborhoods throughout the U.S.

Though less than a year old阿拉爱上海同城 爱上海龙凤419桑拿, large institutional investors such as EJF Capital as well as RXR Realty have launched funds seeking to raise at least $500 million to invest in Opportunity Zones.

Scott said that total investment in Opportunity Zones could be up to $100 billion in the next couple of years, Bloomberg reported.

The proposed rules for the program have been moved to a division of the Office of Management and Budget, the final stop before the rules go to the IRS.

The OMB has held meetings over the rules, with discussions that have included allowing areas with no residents to qualify for the program.

Overall, investors have expressed interest in Opportunity Zones, but few developers have announced new large-scale projects in one of the 8,700 designated zones because of the uncertainty surrounding the program.

The sellers of a Beverly Hills estate modeled after two holes at Augusta National Golf Club must be hoping for a hole in one.

Steve Dunn, founder of a toy supplier company, and Laura Dunn, an actress and journalis上海千花网龙凤论坛 上海千花社区t, are putting their 21,000-square-foot property on the market for $72 million, the Wall Street Journal reported.

The compound sits on about 10.5 acres and includes a guesthouse, tw上海千花社区 上海千花网交友o swimming pools, a tennis court, bocce court and two-hole golf course. The 17,500-square-foot main house also includes extravagant amenities such as a fireplace and Spanish doors from the 17th century, as well as an antique church altar in the wine cellar.

Joyce Rey, Stephen Apelian and Timothy Di Prizito of Coldwell Banker Global Luxury share the listing with Josh and Matt Altman of Douglas Elliman.

The Dunn family paid $11.2 million to acquire the main home and two adjacent sites in 2011. They then spent about $30 million on upgrades. The property is modeled after the 12th and 13th 上海千花网龙凤论坛 上海千花社区holes at the national 爱上海 爱上海同城手机版golf club, which is in Augusta, Ga.

The Dunns are selling the home because they are in the process of divorcing.

The eight-figure listing is the latest in a series of pricey homes to hit the market recently. Luxury developer Nile Niami put his own West Hollywood property on the market last week for $55 million.
